  • Pedestrian Access: The main entrance to 1 Washington Park is located along the south side of the building along Washington Street. The building is also accessible from the rear entrance on the north side of the building adjacent to the parking lot.
  • Heating and Cooling: Each floor is heated and cooled by two 15-ton core water source heat pumps and 44 1-ton average perimeter water source heat pumps (14 pumps @ 15,000 BTUs, 16 pumps @ 12,000 BTUs and 14 pumps @ 10,000 BTUs). Heat pumps are supplied by three 100-HP horizontal split case water pumps, two lead pumps and one spare pump. Water is heated and cooled by two BAC 600-VXT cooling towers, eight Hydrotherm MOP-1540 tandem, dual-fired (gas/oil) hot water boilers at 1,014K BTU's each.
  • Electrical Service:
    • Building:
      • Two parallel 2,000-amp services at 277/480 volt;
    • Each floor:
      • One 225-amp at 277/480 volt feeder for HVAC;
      • One 150-amp at 277/480 volt feeder for lighting;
      • One 75-kva transformer feeding 150 amp at 120/208 volt for general use;
      • Receptacle panel fed through Walker duct subfloor raceway; raised flooring in 2nd through 4th floors;
    • Various floors are supplied with additional feeders.
  • Elevator Service: There are two banks of elevators with eight passenger cars with Thompson microprocessor controllers (updated in 2002) and motor/generator sets: five are 350 fpm machines that serve 1st through 12th floors, two are 500 fpm machines that serve 1st and 12th through 17th floors, one 500 fpm car serves as the freight elevator and serves all floors.
  • Fire Protection: One Washington Park is protected by a Simplex 2120 multiplex wet system with smoke detection, evacuation speakers, warden phones, HVAC shutdown, stairwell pressurization systems, smoke purge fans, tamper alarms and a lobby annunciator system. The fire protection system is fed by Line Guard Fire Pump – 750 gpm.
  • Emergency Electrical System: There are two emergency diesel generators located on the rooftop: one is a 565 KW turbo generator, which feeds essential building services, the other is a 800 KW turbine generator, which feeds an 800 amp EMDP.
  • Security System: Cameras are located throughout the building, which are monitored via the security/reception desk in the main lobby.
  • Telecom System:
    • To Each Floor:
      • Copper – 400 pair (200 pair per shaft)
      • Fiber – over 12 pairs per floor
    • Into Building:
      • Copper – 5,000 pair into the basement
      • Fiber – 2,000 pair into basement telecom room
      • OC3 – 1 terminates in basement; 1 terminates in the 2nd floor computer room
    • Various floors are supplied with additional conductors.
