Newark Progress:

The City of Newark is progressively transitioning into a 24-hour commercial business district. Aside from the establishment of a solid business foundation, growth is evidenced by the substantial development in housing and cultural amenities.

Newark has been undergoing revitalization initiatives, which have had a material impact on the city’s image. City officials have been working closely with private developers to either demolish or redevelop abandoned facilities, and establish new low-rise apartments and condominiums. Approximately 3,700 new units have been constructed by developers such as K. Hovnanian, with an additional 1,300 under construction.

Along the Passaic River waterfront, 5.7 acres of former industrial land has been converted into the 240,000-square foot Claremont Tower for FBI's regional headquarters. Matrix Development Group purchased 5.5 acres along the Passaic River and another tract at the intersection of McCarter Highway and Raymond Boulevard for the proposed development of an office tower.

Moreover, Newark has undergone an upsurge in the development of entertainment and recreational facilities, including the recently completed $180 million New Jersey Performing Arts Center (NJPAC) and $35 million, 6,000-seat Riverfront Stadium situated directly across from One Washington Park.

Construction has been proposed for a $310 million sports arena for the New Jersey Devils (NHL Hockey Team) at the corner of Broad and Market Streets. The city’s waterfront has been reclaimed, and is being transformed into a recreational park and retail area. The Army Corp. of Engineers has begun a study to determine the cleanup procedure for the Passaic River.

The increase in residents, spectators and visitors will inevitably drive a greater demand for subsequent development in housing, restaurants, retail and other amenities. Already, the Ironbound District of Newark attracts numerous visitors from Northern New Jersey and New York City. Predominantly a Portuguese and Brazilian community, the area features a variety of famed Latin cuisine, with most of the dining establishments and cafes located along Ferry Street.

The resurgence of residential development and increased commercialization is strengthening Newark's economic base and overall desirability as a place to live and work.
